      • What is your lowest monthly rate?

        $425 per person. University Village delivers outstanding value without sacrificing space, comfort, or amenities.

      • Are units furnished?

        Any University Village floor plan can be offered as a furnished unit. Contact us for details and customized furnishing options.

      • Can residents prepay rent for multiple months?

        Yes, you can pay as many months as you wish as long as it is paid before the due date. 

      • Can rent be paid using financial aid?

        Financial aid is first applied toward tuition and university-related charges. If there are remaining funds after those expenses are paid, the college will issue the student a refund check for the overage. Many University Village residents use these refund funds to help pay their rent.

      • Is the lease individual or joint?

        We have individual lease agreements. What this means is that if a roommate does not pay rent you will not be responsible. Only that person and their co-signer are responsible.

      • Do I need to purchase an ISU parking pass?

        Probably not—From the University Village office, you’re just a quick 5-minute walk to anywhere on the Indiana State University campus—putting classes, events, and campus life right within easy reach.

      • Is renters insurance required?

        Renters insurance is recommended but not required.

      • Can rent be paid online?

        Yes, rent payments can be made quickly and securely online through our resident portal.

      • What security measures are in place?

        Your safety matters at University Village. Our community is monitored by 54 security cameras covering parking lots and building entrances, with additional patrols provided by both the ISU Police Department and the Terre Haute Police Department.

      • Is a co-signer required?

        A co-signer is required unless the applicant is 25 years of age or older, or a graduate student who earns at least three times the monthly rent in income.

      • What are the requirements for a co-signer?

        All applicants are subject to a credit check, and co-signers must meet qualification standards, including being at least 25 years old and demonstrating an income of at least three times the monthly rent.

      • What happens if I cannot provide an approved co-signer?

        If you’re unable to provide an approved co-signer, you may instead secure your lease by paying a $1,750 holding fee in lieu of a co-signer.

      • Should packages be addressed to the resident’s unit or the office address?

        You will address packages and regular mail to the resident at their apartment address. Most packages will come to the office mailroom for them to pick up.

      • What lease terms do you offer?

        We offer flexible leasing options, including a standard 12-month lease and a 6-month lease option available for an additional 25% of the monthly rent.

      • Do I need to be a student to live here?

        No, you do not have to be a student to live with us.

      • Do you run background checks on both residents and co-signers?

        Yes, all applicants and co-signers are required to complete a background check as part of the application process.

      • Can incoming freshmen live here?

        Although Univeristy Village does not prohibit freshmen from living on its property, Indiana State University requires all single, first-year students with less than 30 earned credit hours to live on campus in university residence halls.

      • Does the cost per person decrease with more roommates?

        As unit size increases, the cost per bedroom decreases—making larger floor plans a more cost-effective option for residents.
